How Our MTD Software Works

Under MTD for Income Tax, you need to submit your income and expenses to HMRC four times a year, then file a year-end declaration. Here is how our platform makes each step straightforward.

01

Link Your HMRC Account

Sign in with your Government Gateway details and authorise File MTD ITSA to submit on your behalf. It takes about five minutes, and you only need to do it once. Your credentials stay with HMRC - we never see your password.

02

Submit Your Quarterly Figures

Each quarter, enter your income and expenses. Review the totals, check everything looks right, then hit submit. Your figures go straight to HMRC through their official API.

03

Check Your Tax Position

After each submission, request a live tax calculation from HMRC. You will see a breakdown of your income tax, National Insurance, and any deductions - so there are no surprises come January.

04

File Your Year-End Declaration

At the end of the tax year, add any annual adjustments like capital allowances or loss relief, review your complete tax position across all quarters, and submit your final declaration to HMRC. That is your tax year done.

FAQs About MTD for Income Tax

Common questions about MTD for Income Tax, quarterly submissions, and how File MTD ITSA works for landlords, sole traders, and accountants.

What is Making Tax Digital for Income Tax?
Making Tax Digital for Income Tax (MTD for ITSA) is an HMRC initiative that replaces annual Self Assessment tax returns with quarterly digital reporting for landlords and self-employed individuals. If your combined gross income from property and self-employment exceeds £50,000, you will need HMRC-recognised software in place from April 2026 to keep digital records and submit updates every quarter.
Does MTD apply to me as a landlord?
If your gross income from property rental (or combined with self-employment) exceeded £50,000 in the 2024-25 tax year, MTD applies from April 2026. The threshold drops to £30,000 from April 2027, and to £20,000 from April 2028. HMRC will write to affected landlords before April 2026 based on your most recent Self Assessment return.
Do I need MTD software if I only have one rental property?
It depends on your income, not the number of properties. If your total gross qualifying income from property and self-employment exceeds the threshold (£50,000 from April 2026), MTD applies - even if you only own a single buy-to-let.
Can I use File MTD ITSA for both UK and overseas rental properties?
Yes. File MTD ITSA is one of the very few MTD platforms that supports UK property, self-employment, and foreign property income in a single place.
How much does File MTD ITSA cost?
Plans start from £69/year for DIY filing, £199/year for Assisted (with accountant review), and £399/year for Done For You (we handle everything). Accountancy firm pricing starts from £69/client/yr with volume discounts.
How does the HMRC connection work?
We connect directly to HMRC via their official MTD API. You authorise through your Government Gateway account - we never see your HMRC password. Setup takes about five minutes, and the connection refreshes automatically so you stay linked without re-authorising each quarter.
